[UPDATE] Even though the hurricane was approaching, the Metro West hard hat tours went off as planned (I finished my tour before the rain came). There were lots of people interested in walking through the floor plans of the 3 models of townhomes that will be built: the Blake ( 1448 square feet) , the Stuart (1942 square feet), and the largest model, the Tyler (2470 square feet). Prices are starting from $510,990, $625,990 and 709,990 respectively. All have attached garages. Rear load garages are with the Blake and Stuart models. The Tyler model has a 2 car front load garage and a small fenced yard area. Let me know if you are interested in living near the Vienna Metro! If you want a behind the scenes tour of what’s happening at the new Metro West construction site near the Vienna Orange line, attend the Hard Hat Tour. On Saturday, August 27 from 10 am to 12 pm, you can see how the townhomes are being constructed and an overview of the plans for the newest community at the end of the orange line.
[Update: As of August 5, 17 homes have been sold at Metro West and the models are under construction. The first homeowners will move in around October of this year. Don’t go in unrepresented . . . call me to help you get the best deal!]
Clearly, the most visible change around the Vienna Metro station is the massive construction project by Pulte Homes named Metro West. The wooded tree filled areas and overflow parking lot (that had been vacant for years) is long gone, displacing deer and other wildlife. Replacing the woods are mounds of Virginia red clay, earth moving heavy equipment, and the promise of a completed four lane roadway from Vaden Drive to Lee Highway. (This will alleviate the traffic on Five Oaks Road).
For those of you who are not aware of the entire project, here is a brief summary: Metro West consists of 55+ acres of land across from the South side of the Vienna Orange Line. Pulte Homes is building 2248 residential units. Approximately 1,600 high rise multifamily units will be located near the metro station. Mid/low rise multifamily units, single family townhouses and two-over-two stacked units will be situated in the surrounding areas. Metro West will accommodate a minimum of 100,000 square feet of retail, service, institutional and governmental space for uses such as restaurant, convenience food store, dry cleaning, day care, coffee shop, fitness center and other personal services. Pulte says that 70 percent of residential units will be within a quarter mile of the metro station and that 35 percent of the total area being redeveloped will be provided as open space. In addition, Pulte plans to improve the roadway between Saintsbury Drive and the Metro West property. Most importantly, (for the residents currently living around the Metro), the builder will construct a public use community and recreation center that will be accessible to residents of the surrounding neighborhoods and communities. Early in June, Metro West sent out an email to Metro West VIPS . . . (translated: people who registered for information on their website or called for addition information). Although there are no buildings ready for occupancy yet, the first phase of townhomes was released. [As of July 17, construction has started]. There are three townhome models with square footage ranging from 1,448 to 2,470. All have 3 bedrooms, at least 2 bathrooms and either 1 or 2 powder rooms. Prices begin at $499,900 and go up to $766,980. Of course, these prices are subject to change at any time. Call me if you interested in this community.
